The renovated 1920s duplex embodies the term “urban luxury” to a T. Accommodating upwards of twenty people, the mansion has multiple kitchens, vanities, fireplaces, a private rooftop deck, and so much more.
Nicole Bascom has spent nearly the past decade working in real estate alongside her husband, and when they saw the property for sale at 3 N Goodman Street, purchasing it was a no brainer.
“We fell in love with it immediately,” Bascom says. “It was such a beautiful space. Sometimes we have to go in and totally gut these properties and start from scratch, but this one was beautiful from the get-go. We wanted to do something unique with it, and because of the size and location—there’s numerous wedding venues within five miles—it just came to us. It’s almost a straight shot across from the Strathallen, and they do lots of weddings there. There really isn’t anything else quite like it around.”
The idea was also inspired by Bascom’s own wedding almost ten years ago. She had to book three different venues—a hotel for the gentlemen, a bed and breakfast for the ladies, and a bridal suite at the chapel for final prep. The convenience of having one place for the entire bridal party seemed like a great idea.
Located in the heart of the East Avenue neighborhood, guests are surrounded by tree-lined streets, endless local dining spots, bars, and shops jampacked with Rochester culture. Park Avenue, Neighborhood of the Arts, and East End are all within walking distance.
Bascom opened The Suites at 3NG in early 2023. The upstairs unit, coined “The Bridal Suite,” has three beds, three baths, a state-of-theart kitchen, game room, and rooftop deck. The master bedroom has amenities such as heated floors in the bathroom, a walk-in rainfall shower, and an electric fireplace. Additionally, there’s a room dedicated solely for the bride and bridesmaids to get ready together on the big day. Three of the walls of this suite are windows, and it features four vanity stations, a big crystal chandelier, modern décor, and funky wallpaper.
Downstairs guests can stay in “The Gentleman’s Quarters.” This unit also has three beds and three baths and is decorated with more of a masculine feel. With darker, moody wall colors and dark leather tufted furniture, it creates a great space for the groom and groomsmen to get ready and take pictures.
“We’re trying to create a whole weekend experience,” Bascom says. “Usually, the bride checks in the day before the wedding and spends the night with her girlfriends, then they’ll get up in the morning and have their hair and makeup team come in with a photographer. Then later, the bride and groom come back and spend the night, and it’s like a honeymoon suite.”
What really makes The Suites at 3NG stand out is the fact there aren’t really other places like it in the Rochester area. There are wedding venues that have bridal spaces, but often you have to be getting married at the venue to use them. There are bed and breakfasts and hotel suites, but nothing quite like The Suites at 3NG. The aesthetic, elegance, accommodations, and little touches make the stay both practical and unique.
While the property is geared toward weddings, it can be booked by anyone looking for an elegant place to stay.
“We’ve had executives that are traveling from out of town and don’t want to stay in a hotel room, we have families coming in for the holidays, we’ve had anniversary parties, and companies rent out the space—it’s pretty versatile,” Bascom says.
“When you book the suites for a wedding weekend, you’re able to spend time with your loved ones more meaningfully because you’re all under one roof together,” Bascom says. “You can prepare a meal together, use the game room, have your morning coffee or evening cocktails on the rooftop deck together—it’s a more personal experience that you get to share with your friends or family leading up to the big day. Then on the day of the wedding, the bridal suite is both a beautiful and functional space for brides to get ready and be photographed.”
